From the lighthouse to the refuge, LBI is one long stretch of wind, salt and sun. We are the mainland roofer closest to the bridge, and we roof the whole island.
Long Beach Island runs 18 miles from Barnegat Light at the north end to the Holgate section and the Forsythe wildlife refuge at the south, and at most points it is only a few blocks wide. Six municipalities share the island: Barnegat Light, Harvey Cedars, Surf City, Ship Bottom, Beach Haven and Long Beach Township, which fills the gaps with sections like Loveladies, North Beach, Brant Beach, Beach Haven Crest, Brighton Beach, Peahala Park, Beach Haven Terrace, Haven Beach, Spray Beach and Holgate. Dam Good Roofing serves every one of them.
Our shop is in Manahawkin at the foot of the Route 72 causeway, which makes us the closest mainland roofing contractor to the island. That proximity matters on LBI more than almost anywhere else. Storm evaluations happen quickly. Material deliveries are easy to time around bridge traffic. And when a seasonal owner in Loveladies or Spray Beach calls in January about a roof they have not seen since Labor Day, we can be on it the same week.
Roofing on LBI is a different discipline from roofing on the mainland. Everything corrodes faster. Everything sees more wind. Many homes sit unoccupied for months. We build every island roof as a full ocean-rated system: complete tear-off, synthetic underlayment, ice and water shield at every eave, valley and penetration, corrosion-resistant fasteners and flashing, six-nail high-wind shingle installation with sealed hip and ridge, or standing seam metal with concealed clips for owners who want the longest possible life. The individual town pages below cover the specifics of each borough. This page is for the island as a whole.
Our Manahawkin shop sits at the foot of the Route 72 causeway. Ship Bottom is 15 minutes away, Barnegat Light and Holgate about 30.
Every town in Ocean County throws something different at a roof. Here is what we plan for in Long Beach Island.
Permits and codes vary a little from borough to borough, but the ocean does not care about municipal lines. We spec every LBI roof for full coastal exposure and handle whichever building department covers your address.
The north end is known for large custom coastal homes with multiple roof planes, flat sections, clerestories and rooftop decks. We engineer membrane-to-metal and membrane-to-shingle transitions so every seam is planned, not improvised.
Brant Beach through Spray Beach hold thousands of classic Capes, ranches and raised homes on tight lots. Careful tarping, compact debris handling and same-day cleanup keep the job contained on streets where neighbors are a few feet away.
Holgate sits at the tip of the island beside the refuge with open exposure on three sides. Roofs there see some of the strongest sustained wind on LBI, and we treat them accordingly with upgraded fastening and edge details.
A large share of LBI homes are second homes or rentals. We coordinate access with property managers, send photo updates every day of the project and finish with a video or in-person walkthrough on your schedule.
The causeway is the only way on and off the island. We stage most LBI work in the off season and, for summer jobs, schedule early material drops and avoid weekend changeover days.

The whole island. We work in Barnegat Light, Harvey Cedars, Surf City, Ship Bottom, Beach Haven and every section of Long Beach Township from Loveladies to Holgate.
Long Beach Township. If your home is in Loveladies, North Beach, Brant Beach, Beach Haven Crest, Brighton Beach, Peahala Park, Beach Haven Terrace, Haven Beach, Spray Beach or Holgate, the township building department handles it. We file the permit and schedule the inspection for you.
Because the closest good roofer is the best roofer for an island. Our shop is at the base of the causeway, which means fast storm response, easy scheduling and a crew that is on the island constantly. We install ocean-rated systems on every LBI job.
Both work when installed correctly. Standing seam metal lasts longer and handles salt and wind better, which is why it is increasingly common on the island. High-wind architectural shingles installed with corrosion-resistant fasteners and a six-nail pattern are a solid, more affordable choice. We will price both for you.
Yes. Most LBI owners schedule roof work between October and May. Give us your open windows and we will build the schedule around them, including material delivery and dumpster placement.
Expect somewhat less from asphalt on the island, typically 20 to 25 years for a properly installed architectural shingle roof versus 25 to 30 on the mainland. Standing seam metal routinely exceeds 50 years in the same conditions.
