Beachwood began in 1914 as a summer colony promoted by a New York newspaper, laid out on small lots along the south bank of the Toms River. Over the following century those summer bungalows became year-round homes, got expanded upward and outward, and were joined by mid-century ranches and Capes. The result is one of the most eclectic housing stocks in Ocean County, packed into a compact borough with a strong neighborhood feel.
That history creates real roofing quirks. Many Beachwood homes have additions with different roof pitches meeting at awkward angles. Original bungalow framing sometimes hides under later second stories. Low-slope sections over porches and additions are common, and they leak if they are shingled like a steep roof. Layered roofs are widespread because previous owners went cheap.
