Little Egg Harbor Township is the southern anchor of Ocean County, wrapping around Tuckerton and stretching from the Pinelands to the edge of Great Bay. It contains some of the most flood-prone neighborhoods in the region in Mystic Island and Osborn Island, some of the oldest homes in the county along Route 9 in Parkertown and West Creek, and some of the newest in the Four Seasons at Sea Oaks community. Mystic Island deserves special mention. The lagoon grid there took catastrophic flooding during Superstorm Sandy, and the neighborhood has been rebuilding ever since. Many homes were raised on pilings, many were replaced with modular construction, and many still carry roofs that predate the storm by decades. Wind exposure across the marsh is extreme, and salt air is constant. A Mystic Island roof needs to be engineered for the site, not just installed.
Elsewhere in the township the concerns shift. Parkertown and West Creek have older frame homes with aging chimneys, layered roofs and undersized ventilation. Sea Oaks and the developments off Route 539 have roofs from the early 2000s that are quietly approaching replacement age.
